FS.04
Fleet Services // Land Evaluation

THE FLEET IS ONLY AS GOOD AS THE GROUND IT STANDS ON.

Split-screen due diligence: satellite imagery on the left, the technical ledger on the right. Evaluate mobility-hub land before the first vehicle arrives.

Evaluation Criteria
01

GRID CAPACITY

A 24-stall hub at 350 kW draws peak 2 MVA. Proximity to a substation is the first gate — sites beyond 2 km of a tie point often fail on upgrade cost alone.

02

ZONING CLASS

Fleet hubs classify as light-industrial or mixed-use. Jurisdictions with explicit AV-infrastructure codes (TX, AZ, NV) cut permit time by months.

03

DEMAND GEOMETRY

The hub must sit within a 6-minute deadhead of the demand centroid. Every extra minute is unpaid miles on every rotation.

04

LAND BASIS

Long-term ground lease beats purchase in year one. Hub land is an operating input, not an appreciating asset — keep the basis low.
